The Energy Performance of Buildings Directive (2003) was approved to promote the conservation of energy within the built environment. As part of the directive implementation of Display Energy Certificates (DECs), Energy Performance Certificates (EPCs) and Air Conditioning Inspections were made mandatory for particular buildings.

Energy Performance Certificates were developed in order to demonstrate to buyers and tenants the intrinsic design value of a building, such as the efficiency of the building’s services and envelope.

Energy Performance Certificates issue buildings with a grade from A-G (‘A’ being the most efficient), providing prospective buyers and tenants with a simple method to consider the energy efficiency of potential premises. An accompanying Recommendation Report identifies measures to improve the energy performance of the building.

Display Energy Certificate (DEC)

Are you implementing or renewing your Display Energy Certificates (DECs) in 2010?

Display Energy Certificates were introduced to raise awareness of energy use to visitors of public buildings. DECs show the actual amount of metered energy used in buildings, indicating how successfully the occupants of the building are managing their energy use. A grade is given from ‘A’ to ‘G’, much like the system used for new electrical appliances and cars.  The deadline for getting your DEC was 1st October 2008!

Air-Conditioning Inspections

Do you have a split or centralised air conditioning system?

Air Conditioning Inspections were introduced to meet the Energy Performance of Buildings Directive which states that:

  • Inspections of air-conditioning systems over 250kW must happen every 5 years - the first inspection should have been completed before 4th Jan 2009
  • Inspections of air-conditioning systems over 12kW must happen every 5 years - the first inspection must be completed before 4th Jan 2011
  • New air-conditioning systems over 12kW installed after January 2008 must be inspected within 5 years of being put into service

The inspection is designed to:

  • Provide building owners/operators with information about system performance
  • Identify ways to reduce your CO2 emissions and save energy and money

According to the Department for Communities and Local Government, "Energy consumption can increase by as much as 60% as a result of poor maintenance and dirty components" in your air-conditioning system.
